We typically pick properties up at 30 to 50% below market value that need quite a bit of construction work performed.
We rehab the houses and bring them back to the market to sell at full market price. In fact, the system that we use has produced multiple offer situations numerous times that take the purchase price above the asking price.
We use Other People's Money for all of our transactions. This allows people like yourselves an opportunity to take money that is currently earning subpar returns and increase them 10 fold by becoming the bank.
Our goal is to purchase 3-4 homes per year while also developing long-term relationships with our private lenders. Our lenders love the fact that we are creating repeatable, predictable, and dependable results financially for them. We also mitigate the risk for our lenders by structuring these loans the same exact way that Wells Fargo, Bank of America, Chase, and all the other major banks structure loans to consumers.
